Land Titles
Ownership of lands, also known as 'fee simple ownership', is registered by registrars and examiners of title at the LTSA's Land Title Offices. Upon the registration of fee simple ownership, a 'title' is issued to the registered owner. Once issued, a title is evidence of the registered owner's interest in the lands. Historically, titles were recorded in register books of 'absolute fees' or 'indefeasible fees'. Today, title records are now created and maintained on the secure computerized Automated Land Title Office System (ALTOS).
LTSA staff, in accordance with BC's 'Torrens' system of title registration, verify ownership each time a property or interest is sold or when interests are created or legally altered. Examples of interests include leases, statutory rights-of-way, easements and restrictive covenants.
Currently, nearly one million registrations are completed annually in BC and a record of each is retained.
